Rented homes in Basildon need a gas safety check every 12 months, and with 76% of the Basildon area homes on mains gas that covers most of the local lettings. We are about 10 minutes from Basildon, so access can be arranged around the tenant. The hard water here (263 ppm) is worth a service on the same visit.
A Landlord Gas Safety Certificate, still known as a CP12, is the record of the annual gas safety check the law requires on every gas appliance and flue a landlord provides in a rented property. It must be renewed every 12 months, a copy given to existing tenants within 28 days of the check and to new tenants before they move in, and records kept for two years.
Our Gas Safe registered engineer inspects each appliance, checks the flue and ventilation, tests the pipework for tightness, checks burner pressure and gas rate, tests the safety devices and issues the certificate, emailed to you and, if you want, to your agent. Any defects are listed with a price to put them right.
We work with private landlords and letting agents across Essex. Ask for our landlord rate for a one-off certificate, or take Plan 3 at £12.99 a month, which includes the annual boiler service, the annual certificate, priority call-out and warranty management. Landlords with several properties should ask us about a multi-property rate.

Questions about landlord gas safety certificates (cp12) in Basildon
How much does a gas safety certificate cost?
We do not publish a single price because it depends on the number of appliances. Ask for our landlord rate when you call. Plan 3 at £12.99 a month, including VAT, covers the annual certificate and the annual boiler service on a 12-month minimum term, and we offer a rate for landlords with several properties.
How quickly can you arrange a gas safety check?
Call 01268 855605 with the property address and the tenant's or agent's contact details and we will book the earliest visit that works for access. If the current certificate is about to run out, tell us and we will prioritise it. The check can be done up to two months before the expiry date without losing the anniversary date.
What does the gas safety check cover?
Every gas appliance the landlord supplies, including the boiler, cooker, hob, fire and water heater, plus the flues and the pipework. The engineer checks the appliance is safe to operate, the flue is clearing combustion products, ventilation is adequate and the pipework holds pressure. Appliances the tenant owns are not included unless you ask.
What happens if an appliance fails?
The engineer records the defect on the certificate and classifies it. An appliance that is immediately dangerous is disconnected with your and the tenant's knowledge. We quote for the repair or replacement, and once the work is done the certificate is updated.
How far is Basildon from you?
Basildon is 5.3 miles from our base in Bowers Gifford, about 10 minutes by van. Same-day emergency cover and typical arrival in about 10 minutes.
